Further expansion of the E-commerce-resistant real estate portfolio by purchasing two ‘Carrefour Market’ stores in Liège

Today, the real estate of two well-located supermarkets and associated stores in Heusy (near Liège) and Tilff (near Verviers) was acquired from Carrefour Belgium.

On both sites, there is a Carrefour Market of approximately 3000m². These retail spaces are rented by Carrefour Belgium, which leases them to the Groupe Mestdagh, the master franchisee of ‘Carrefour Market’ for Wallonia. In Heusy there is also a Brico of approximately 2000m², leased to Brico Belgium.

These acquisitions fit particularly well with Ulvenhout Retail Invest Fund’s investment strategy, which involves investing in E-commerce resistant real estate. Neighbourhood supermarkets and do-it-yourself stores are branches on which E-commerce has no negative impact, and rather strengthens E-commerce due to the omni-channel approach of Carrefour.com and Brico.be. The densely distributed network and the high visitor frequency of the stores as a collection point are great assets for combining the ‘bricks’ with the ‘clicks’.

This transaction in the province of Liège strengthens the portfolio of Ulvenhout Retail Invest Fund as a leading investment fund that primarily invests in neighbourhood supermarkets. These acquisitions increase the fund’s recurring annual rental income by approximately EUR 850,000.
