Carrefour Fleurus and Binche join fast-growing supermarket portfolio

Two transactions for the purchase of supermarket real estate in Fleurus and in Leval (Binche) were completed this week.

In Fleurus, the real estate of the Carrefour Market, located on the Chaussée de Charleroi, was acquired through the acquisition of 100% of the shares of SA Sodifleur. This supermarket has long been a fixture in Fleurus. The 2000 m² store is well located on the outskirts of the city, on the road leading to Fleurus and close to the ‘Fleurus’ exit on the E42. In addition, the store has a spacious parking lot. In 2018, another 27-year lease was signed with Carrefour Belgium. This transaction was supervised by Emmanuel Ceusters of BNP Paribas Real Estate and Dimitri Coun of Four & Five.

In addition, an existing proximity store under the ‘Carrefour Market’ brand in Leval (Binche) was purchased. This transaction was carried out together with Carrefour Belgium, which took over the trading fund. The centrally located 1000 m² store has a very spacious parking lot and a gas station concession that is also taken over. In the coming year, Forum Estates will be carrying out an expansion and a thorough renovation of the building and its immediate surroundings. For this purpose, a 27-year new commercial lease contract was concluded with Carrefour Belgium for the purchase.

These transactions generate an additional annual rental income of EUR 250,000. Both stores are leased to Carrefour Belgium for a very long term.
